occupiers
We act for a number of household names in acquiring and disposing both freehold and leasehold properties for them. These often involve complex and substantial transactions all over the country.
Our occupier clients include Travis Perkins PLC, the National Grid Wireless group of companies, Fossil (UK) Limited, Abbey National PLC and many other national and international PLCs in a wide range of different industries.
We can draw upon the specialist planning and construction advice from other members of the property, planning and construction team, which is particularly helpful when dealing with greenfield acquisitions, but also provides a complete service for transactions involving brownfield sites.
We act for many retailers and have dealt with a number of acquisitions of individual units in major shopping centres, getting to grips with often complex service charge provisions.
Our expertise lies in acquiring and disposing of sites for industries of all types, always concentrating on catering for our clients’ particular needs and desired timescales. We have dealt with a number of substantial sale and leaseback transactions, recognising the crucial importance of striking a careful balance between the sale remaining attractive to the purchaser (often a major institution), while keeping our client in occupation of the property under a lease on reasonable and workable terms.
Giles Bushby (director of finance and operations) of Fossil UK Group commented:-
“emw law acted for us on the purchase of our new national headquarters in Milton Keynes for over Ł4 million. I was impressed with Stephen Kay's proactive and sensible approach to the purchase and also Anna Stillman's commercial and expert advice on issues surrounding the recent refurbishment of the building. The emw team have proved themselves practical, commercial and accessible as our legal partners, I have had no hesitation in instructing Stephen on our new lease of our latest retail outlet in Manchester.”
