Commercial Real Estate Deals July 2026

EMW’s Commercial Real Estate team continued to deliver outstanding results throughout July 2026, advising clients on a wide range of complex property transactions across the UK. From lease renewals and acquisitions to strategic restructures, we work closely with businesses across multiple sectors to help them achieve their commercial objectives.

Highlights from the month include:

• Completed a new retail lease and licence for alterations at Royal Victoria Docks for a major megastore occupier. The transaction required a bespoke restructuring after title investigations revealed the landlord was unable to grant the agreed 10-year term, resulting in an initial lease and conditional reversionary lease solution that preserved the parties’ commercial objectives.
• Advised a Hertfordshire-based residential developer on a substantial refinancing with Shawbrook Bank, including the release and variation of multiple covenants affecting the development site to facilitate the funding arrangements.
• Completed the complex surrender of a West End office building lease, coordinating multiple stakeholders and navigating detailed negotiations to achieve a successful outcome.
• Acted on the acquisition of a £1.7 million commercial property in Buckinghamshire, guiding the transaction through to successful completion.
• Advised an occupier in the UK film and television sector on a new commercial lease, supporting its operational requirements within a fast-moving industry.
